Part of the major Heart of Hale regeneration by Related Argent and Galliford Try, Ashley Road West delivers new homes, retail, and civic spaces just steps from Tottenham Hale station. Designed by Alison Brooks Architects and others, the brick-clad mid-rise towers feature strong horizontal banding that emphasises movement and continuity. Sapphire contributed balcony solutions that enhanced the architectural flow and supported efficient installation.
The project sought to achieve cohesive façades with consistent detailing and smooth integration of projecting balconies. The design intent was to create horizontal rhythm across the buildings while maintaining a clean, modern look aligned with the wider masterplan’s civic character.

Balconies needed to align precisely with the brick banding and colour palette while fitting within tight programme constraints. Scaffold lifts and façade sequencing posed additional coordination challenges, requiring a simplified fixing system that would not impede other trades.

Sapphire supplied projecting Glide-On™ Cassette® balconies in RAL 7016 dark grey, using one-piece arms instead of stub brackets to simplify logistics and reduce cost. To achieve seamless visual alignment, a custom comb fascia was added to merge the balcony and façade banding, giving the appearance of a continuous horizontal ribbon. Each balcony incorporated vertical bar balustrades, flat handrails, and obscured-edge detailing, delivering a refined look that supported the architectural narrative of the development.
