Pipe drained balconies use rainwater pipes (RWPs) to collect and discharge water. While once considered the standard for “positive drainage,” BS 8579:2020 now permits edge drainage as a compliant alternative. Pipe drainage may still be necessary for concrete balconies, which lack permeable decking. When used, systems must include a secondary overflow (e.g. a weir) to indicate blockages. For fire compliance, non-combustible RWPs should be specified, especially on high-rise buildings.
